Conveyance Process

Valuation

Step 1 - Pre Contract

Before obtaining searches to determine any notable matters, we will carefully review the title and flag up any potential issues. Additionally, surveys may be conducted to assess the property's condition and identify any defects that could impact a buyer's decision. Following this, pre-contract enquiries will take place between the parties, and draft contracts will be prepared. Finally, the buyer's mortgage will be arranged.

Step 2 - Pre-Completion

During the stage of exchanging contracts, both parties become legally bound to the transaction. The transfer deeds are prepared for completion, and pre-completion searches are conducted. Additionally the buyer's conveyancer applies for the mortgage during this time.

Handing Over Keys

Step 3 - Completion

Completion occurs when the buyer releases the keys and sends funds to the seller's solicitor. The buyer's solicitor receives the title deeds and arranges payment of any necessary Stamp Duty Land Tax. The new owner becomes formally registered and the Land Registry are notified of who the lender is.
